$1,000 Cash Guarantee Certificate

This is to certify that if the property at ________________________________________ is not sold at a price of $______________________ on or before___________________________________ (which is 60 days after commencement of the listing agreement between The Ann Petrone-Davis Homeselling Team and the seller of this property), that The Ann Petrone-Davis Homeselling Team will pay the seller the sum of $1,000 cash* at the closing of the sale, subject to the following terms and conditions:

Conditions:

* A four month listing agreement has been signed by the seller.

* The listed price is set at a mutually agreed market value determined on the basis of market conditions and comparable homes.

* The property is made available for showing during reasonable hours and maintained in "show" conditions during these times.

* The selller agrees to pay Ann Petrone-Davis Homeselling Team to execute out full marketing strategy which will include a "For Sale" sign, lock box and all advertising.

* A successful sale of the above stated property occurs after 60 days and before expiration of the listing agreement.
